What does it consist of?

Through the declaration of new construction, a physical modification to a registered property is recorded, such as the construction of a building. This must always be executed by the registered owner.

The declaration may be for a completed building or for a building under construction. In the latter case, the granting of the corresponding certificate of completion will be required.

Lastly, it should be noted that declarations of new construction without termination of condominium or allocation of ownership may be requested via videoconference.

Required Documentation

For New Construction or Extensions:

• Title deeds of the plot.

• National Identification Document (DNI) of the parties involved.

• Powers of attorney or appointment of administrators, if applicable.

• Cadastral reference (latest Property Tax – IBI receipt).

• Municipal building permit.

• Technical project with budget.

• Architect’s certification.

For Existing Constructions without Technical Project:

• Title deeds of the plot.

• National Identification Document (DNI) of the parties involved.

• Powers of attorney or appointment of administrators, if applicable.

• Cadastral reference (latest Property Tax – IBI receipt).

• Description of the building.

• Municipal certificate of existence and description.

• Value assigned to the new construction.
